Which Survey do I need?

We advise before fully committing to a new property purchase, to have a survey to cover all elements of the house. it is likely buying a house is one of the biggest investments we make in our lifetimes and therefore not a decision to be made lightly.

We offer three types of property survey...

Apartment Building

Level 2 Home Buyers Survey

A Level 2 Home Buyers Survey provides a full and extensive inspection of areas that are accessible. The survey looks for serious problems that are evident and could cause future issues. This survey is suitable for all property types and will provide the information you need to know the property you are purchasing is the right one for you and your family.

Level 3 Full Building Survey- Structural

Previously known as a Structural Survey, a Building Survey is an in-depth inspection of a property.

It is the most comprehensive of the surveys available for residential properties and will provide a detailed evaluation of a property's condition. This type of survey is usually recommended for older / more unusual properties.

This type of survey will aim to assist in planning for repairs, maintenance or upgrading the property. Full Building surveys provide detailed advice on the condition of the property and any issues that may appear and resolutions for these.

Buy to Let Survey

Buy-to-Let surveys are a new type of survey, designed to give landlords and investors a clear understanding of the property they are intending to buy.

They include the information a Home Buyers Survey includes + 

-A review of the 29 potential hazard profiles listed under the Housing Health & Safety Rating System (used by local authorities to prosecute landlords)

- A Decent & Safe Homes (DASH) report that highlights health and safety deficiencies, allowing you to put them right before you get a complaint.

-Cross-referencing of health and safety issues with relevant descriptions of property condition.
